What to expect during your inspection
We’ve designed our process to be detailed, yet simple to understand to help you navigate your home inspection.
1. Before your inspection starts…
2. We start with you on the outside of the home reviewing from the chimney, to the roof, to the gutters, to the soffits and fascia, to the windows and siding, the doors, patios and porches, along with the exterior grounds, driveway and walkways and any garages. A few things we look at are:
a. Is the chimney properly flashed
b. Are there any missing or lifting shingles on the roof
c. Is there any wood rot or failing paint on the soffits, fascia board or trim
d. Significant cracks, breaking or leaning in the foundation or crawlspaces
e. Any breaks, cracks or fogging in any windows
f. Any loose, hanging or damaged siding
g. Are the porches and patios secure and installed properly
h. We review the condition of the driveway and walkways for trip hazards and overall functionality
i. Thorough inspection and review of the garage whether attached or detached
3. Inside the Home – We take our time inside the home, starting with the basement, working our way into the kitchens, bathrooms, bedrooms all functional space of the interior of the home and ending with the attic structure. We make sure to review and report on balconies as well. Here are some of the things we take our time to review on the interior
a. Floor joists – from the basement – cracks, breaks or inadequacies
b. Structural beam and post system throughout the basement
c. Foundation walls, from the interior perspective
d. All visible plumbing and electrical
e. We open the furnace system to ensure it is operating efficiently
f. We take our time to ensure the kitchens and bathrooms are fully functional
g. Test and review all accessible electrical switches, windows and doors
h. The attic is reviewed, to determine proper ventilation, insulation and the absence of moisture or condensation
4. After the inspection, we will have a conversation with you to discuss any major findings and suggest a corrective course of action.
