Before your inspection

Before the home inspection, you'll complete a schedule form on our website's booking page, or give us a call at 716-367-9537. You'll be able to share essential property details, and we encourage you to share any relevant information you know about your house. Additionally, we recommend selecting a time when you can be present at the property so that ideally, the homeowner can walk with us during the inspection, providing valuable insights and addressing any specific questions or concerns in real-time.

Inspecting Outside The House

Our home inspection starts with a detailed review of the foundation of your home, carefully examining for significant cracks, breaking, or leaning. Moving upwards, we scrutinize the roof, checking for any missing or lifting shingles. The soffits and fascia are assessed for signs of wood rot or failing paint. Windows are thoroughly inspected for breaks, cracks, or fogging, while the siding is examined for any loose, hanging, or damaged sections. Additionally, we ensure the security and proper installation of patios, porches, driveways, and walkways, reviewing their condition and functionality to identify any damages or potential trip hazards. We also ensure proper weatherproofing measures, especially as we approach the winter season, to identify any potential vulnerabilities and help you safeguard your property against the elements.

Inspecting Inside The House

Inside the home we begin with the structure and examine walls, ceilings, and floors for any visible issues. Electrical systems are thoroughly checked, including outlets, switches, and the electrical panel. We inspect plumbing fixtures, looking for leaks or faulty connections. The HVAC system is carefully reviewed, evaluating its performance and condition. Our inspection extends to the kitchen, where we inspect appliances, cabinets, and countertops. In the bathrooms, we check for proper ventilation, as well as any signs of water damage or mold. Additionally, we inspect doors, windows, and stairways for proper functionality and safety. Throughout the process, we maintain a keen eye for any potential hazards or concerns to provide you with a comprehensive evaluation of the property's interior.

After Your Inspection

Immediately after the inspection, we will personally discuss our findings with you, providing a detailed overview of the home's condition. You'll have the opportunity to ask questions and gain a comprehensive understanding of the inspection results.

The Inspection Report

The inspection report includes a comprehensive summary of our findings, observations, and recommendations. It covers both the interior and exterior aspects of the property. You can use this detailed report as a valuable reference for any necessary repairs, maintenance, or negotiations during the home buying or selling process. Armed with this information, you can confidently move forward with your real estate decisions.

What to expect during your inspection

We’ve designed our process to be detailed, yet simple to understand to help you navigate your home inspection.

1. Before your inspection starts…

2. We start with you on the outside of the home reviewing from the chimney, to the roof, to the gutters, to the soffits and fascia, to the windows and siding, the doors, patios and porches, along with the exterior grounds, driveway and walkways and any garages. A few things we look at are:

a. Is the chimney properly flashed

b. Are there any missing or lifting shingles on the roof

c. Is there any wood rot or failing paint on the soffits, fascia board or trim

d. Significant cracks, breaking or leaning in the foundation or crawlspaces

e. Any breaks, cracks or fogging in any windows

f. Any loose, hanging or damaged siding

g. Are the porches and patios secure and installed properly

h. We review the condition of the driveway and walkways for trip hazards and overall functionality

i. Thorough inspection and review of the garage whether attached or detached

3. Inside the Home – We take our time inside the home, starting with the basement, working our way into the kitchens, bathrooms, bedrooms all functional space of the interior of the home and ending with the attic structure. We make sure to review and report on balconies as well. Here are some of the things we take our time to review on the interior

a. Floor joists – from the basement – cracks, breaks or inadequacies
b. Structural beam and post system throughout the basement
c. Foundation walls, from the interior perspective
d. All visible plumbing and electrical
e. We open the furnace system to ensure it is operating efficiently
f. We take our time to ensure the kitchens and bathrooms are fully functional
g. Test and review all accessible electrical switches, windows and doors
h. The attic is reviewed, to determine proper ventilation, insulation and the absence of moisture or condensation

4. After the inspection, we will have a conversation with you to discuss any major findings and suggest a corrective course of action.
